The best way to determine your home’s value is to look at recent sales of comparable properties in your area, along with current competition, location, condition, features and overall market demand. A REALTOR® can prepare a comparative market analysis and help you choose a realistic asking price based on today’s PEI market.
There is no set timeframe. Some properties sell quickly, while others may take several weeks or months depending on price, location, condition, property type and current buyer demand. Pricing the property correctly from the beginning and presenting it well can make a significant difference.
You don’t necessarily need a mortgage pre-approval to start looking, but having one is highly recommended. It gives you a better idea of what you can comfortably afford and puts you in a stronger position when you are ready to make an offer on a property.
Rural properties can have considerations that you may not encounter with a home in town. These can include private wells and septic systems, road access, internet availability, heating systems, property boundaries and nearby land uses. Your REALTOR® can help you identify questions to ask and professionals who may be needed during your due diligence.
